When I used to live in Houston there was a Mai's on Milam that was just outstanding. When I got to Dallas and moved about a mile from this Mai's I thought I hit the jackpot.
I gave it plenty of chances, but it was always just okay. Don't get me wrong, the vermicelli is good, the hot pots okay. It just isn't like the Mai's in Houston that's a home run every time.
The last time I went back to this one here in Dallas was a few months ago and it seems to be even more dingy than I remember. The food was about the same though.

By the time we arrived at Mai's the battle was on for Vietnamese domination of downtown.
Park at the pool hall next door. No big deal.
The space is about what we've come to expect from our sometimes dingy sometimes tasty comrades.
We're seated and review the menu. Many choices from the westernized to the traditional. She goes for a clay pot dish - turns out exellent. Pho - well, in size, aroma and flavour, Vietnam restaurant wins out.
The staff seem a little more disinterested than usual for Bryan Street establishments.
In conclusion, it's ok at Mai's but the Amulet of Asian Domination (downtown) goes to Vietnam Restaurant.

Was really disappointed with Mai's after hearing so many good reviews. It was some of the worst Vietnamese I've had.
Salad was boring and made without any fish sauce(?). My entree was dry and burnt.
The place was busy, but everyone was American and apparently there so they could BYOB.
It's small and a bit dirty. Service was bad. We were ignored for the whole meal. Meal took a very long time to arrive. We even tried to order dessert, but gave up because we couldn't get our server's attention.
Luckily, Jimmy's Food store is close by so we had canolli for dessert!
